Our Past

Until the early 1980’s, Daniel M. Perlmutter was the managing dentist in a large dental group.  During that time, Dan was investing in real estate throughout Southern California, acquiring a variety of homes, apartments and neighborhood centers.  Dan’s growing interest, his success with his real estate assets, and a strong desire to be hands on with his investments triggered his retirement from dentistry and subsequently the founding of DMP Properties in 1983.

To this day, Dan, his son Mark Perlmutter, and their staff continue the hands-on management style with all of DMP Properties’ assets. Dan and Mark are still directly involved in the day-to-day operations of DMP Properties.

Our Present

The DMP Properties portfolio is weighted towards retail, with a focus on neighborhood and community shopping centers located throughout California.  Through its various entities, DMP Properties has acquired a diversely successful portfolio.  These properties are home to a number of the nation’s top retailers including Ralphs Grocery (Kroger), Ross Dress For Less, Best Buy, CVS/pharmacy, Chase Bank, Starbucks, Dunkin’ Donuts, Orchard Supply Hardware, Rite Aid, Best Buy, Outback Steakhouse, and AutoZone just to name a few.  DMP Properties also owns several office buildings, mixed-use buildings, and several fee land parcels.

DMP Properties only manages assets owned by its entities and is integrally involved in the day to day operations and decision making taking place at each property.  Property management at DMP Properties is a team effort that involves active participation at all levels of our company from the property managers to the principals.  Our highest priority is tenant retention which we maintain through responsive service, lower NNN’s, well-maintained properties, and by continuously exceeding the expectations of our tenants.  In order to do so, we manage the vast majority of our portfolio in-house with dedicated support staff and professional vendor relationships.

Our property managers respond to tenants’ needs quickly and efficiently.  Properties are toured regularly to closely inspect site conditions and meet with tenants to keep them informed and connected.  Communication is the key to our efforts, allowing us to keep all team members well- informed through weekly, monthly, and quarterly property reviews, updates, and meetings.  This collaborative approach enables DMP Properties to anticipate issues before they occur and be both proactive and expeditious in our approach to problem solving and meeting tenant and property needs.

Our Future

DMP Properties actively seeks to grow our portfolio through well-suited acquisition opportunities.  We generally do not rely on outside sources for equity in our deals and acquisitions are handled efficiently without delay.  DMP Properties maintains strong borrowing relationships with local and national banks and insurance companies formed through years of experience and financial stability.  Currently, DMP Properties is looking to acquire additional properties with the following characteristics:

  • Class“A” locations in Southern California or major metropolitan or suburban markets in the Western U.S. Coastal markets preferred.
  • Anchored multi-tenant or single tenant retail assets.
  • Below replacement cost pricing.
  • Below market rents.
  • Valuation upside within a 10 year period through improved management, leasing or potential development.

Dan founded DMP Properties after retiring from dentistry in 1983 in order to devote his full time and attention to managing and expanding his real estate portfolio.  Although Dan was the managing dentist in a large dental group, he had found time to invest in homes, apartments, office buildings, free-standing single-tenant commercial buildings and retail shopping centers in Southern California.  Today DMP Properties operates over 1 million square feet of commercial real estate, with a major focus on retail shopping centers and property management.  Dan continues to be directly involved in the Company’s operations as well as long-term strategic planning.  Dan enjoys working side-by-side with his son Mark, and their staff of valued employees.   He is an active member of ICSC and is involved with many local and national charities.  Dan and his wife of over 40 years have three grown sons, twin granddaughters, and a grandson.

Mark Perlmutter

Mark is a Principal with DMP Properties and joined the company in 2002.  As President, Mark is responsible for the Company’s strategic direction, property acquisitions/dispositions, financings, and the overall performance of the Company’s portfolio.  Prior to joining DMP, Mark was a corporate attorney with the Newport Beach based law firm of Stradling Yocca Carlson & Rauth.  Mark holds a law degree from Loyola Law School in Los Angeles and B.S. in Business from Tulane University.  He is a member of the California State Bar, a licensed real estate broker (lic. 01467311) and a member of ICSC.  He is involved in several Orange County based community and charitable organizations and lives with his wife and three children in Corona del Mar.

Laura joined the DMP team in August 2012 and brings with her over 14 years of administrative and marketing experience in the real estate and medical industries including positions with Colliers International, Prudential California Realty, and Saddleback Memorial Medical Center. Laura’s primary duties within the property management division are to maintain positive relations between our tenants and the property management team, assist in lease administration, oversee in-house marketing, coordinate legal collections, and residential property management, amidst other various projects. She holds a Bachelor of Arts in English Writing from University of Colorado and an Associate of Arts Degree with an emphasis in English and Psychology from Saddleback College.  Laura is an avid reader who lives in San Juan Capistrano with her husband and two cats.

Cathy joined DMP Properties in 2008 and her leadership of the accounting department has been instrumental in facilitating the growth of DMP Properties. Relying upon her 25+ years of experience in real estate accounting, well-honed skills, and the invaluable support of her team, Cathy capitalizes upon DMP Properties’ business philosophy to make a positive difference in the company and its financial infrastructure. On a personal note, Cathy enjoys spending time with friends, taking care of her menagerie of animals and riding her Friesian horse.

Tracy joined DMP Properties in 2010 as the Accounting Assistant for DMP Properties. Working closely as an assistant to Cathy Baker in the accounting department, Tracy is responsible for processing accounts payable and cash receipts. She enjoys working with the DMP Properties team, contributing on additional projects and tasks as needed. Tracy has over 20 years of experience in accounting, specializing in property management accounting and practices for the last 15 years. Tracy lives in Huntington Beach with her husband and cat, where she enjoys ocean breezes and watching a rather vocal owl that frequents her neighborhood.

Raina has been with DMP Properties since October 2008.  Her day-to-day office management duties include overseeing human resources and benefits, supervising all company records, and handling our information technology.  Raina also acts as our Transaction Manager, directing our acquisitions, dispositions and refinance transactions in addition to lease document administration.  She has over 20 years of management experience, primarily in the financial and real estate industries, and is a Certified Public Notary.  Raina lives in Laguna Hills with her two young daughters.

Brian joined DMP Properties in 2014 bringing with him over 15 years of commercial real estate experience. Brian has an extensive background in real estate brokerage, large scale asset management, and internal business operations. His career has taken him from the San Francisco Bay Area to Los Angeles and now to Orange County. Brian is responsible for the day-to-day operations of our business including the management of both in-house and third party property managers and the overall financial performance of the properties, including budgets, and accounts receivable. He also manages third-party leasing agents and in-house leasing efforts by developing leasing strategies with company Principals. Holding a Bachelors Degree in Manufacturing Management from the University of Minnesota, Brian is a licensed California Real Estate Broker (lic. 01363322) and is an active member of both ICSC and IREM, where he currently holds the CRX, CSM, CLS, CDP, CMD, SLD, ACOM and CPM Candidate professional designations.

Shawna joined our property management division in September 2014 to assist with our growing portfolio.  Shawna is responsible for the day to day management and operations of her commercial retail and office portfolio, including budgeting, administration, project management and tenant relations.  Shawna brings with her over 18 years of experience in commercial property management and has previously overseen a multi-million square foot portfolio in 5 states and Canada. Born and raised in Southern California, Shawna often spends her weekends enjoying the outdoors camping, water skiing and off-roading with her husband, daughter and two golden retrievers.

Helen joined DMP Properties in 2014 to assist our accounting department with our growing inventory. Helen brings with her a strong background in property management accounting with a focus in office buildings and has proven to be a valuable asset to our team. Her responsibilities include reviewing monthly financial statements, lender financial reporting, reviewing budgets and CAM reconciliations, accounts payable coding, bank reconciliations, monitoring annual property taxes and assisting with tax appeals. Hailing from the Mid-West, Helen now calls Mission Viejo home and loves to spend her free time in the company of her two sons.

Jenna joined the DMP team as Administrative Assistant in 2016 and brings with her over 9 years of administrative experience in the real estate industry including positions with Dunlap & Magee Property Management, Vestar Property Management and PM Realty Group.  Jenna received her Associate’s degree in Psychology in 1998 from Utah Valley State College, now Utah Valley University.  Jenna lives in Costa Mesa with her two boys, where she enjoys spending time with friends and enjoying the outdoors.
